Our Services

We offer the following comprehensive services standard under our full service management package:

Bookkeeping*

• Collect condominium fees and other monies, pursue delinquencies.
• Maintain condominium bank accounts, books, and records to trial balance.
• Prepare monthly statements.
• Pay condominium invoices as directed by the Board.
• Carry out instructions from the Board with regard to reserve fund transfers & investments.
• Prepare a draft of the annual budget for the Boards consideration and carry out instructions for the same.

Maintenance

• Thorough on-site inspections of common areas.
• Report major deficiencies to the Board and provide recommendation for action; arrange for correction of minor deficiencies and deal with emergencies appropriately.
• Tender for maintenance contractors, coordination of work and approval of invoices for payment.
• Respond to emergency calls from any source.

Administrative

• Organize and attend Board meetings and Annual General Meeting.
• General administrative, corporate secretary duties.
• Mail out of notices and other condominium communications to owners.
• Production of documents on request pursuant to the Condominium Property Act (user fee applies).
• Production of estoppel certificates (user fee applies).
• Maintenance of owners’ official contact information.
• Bylaw enforcement, as directed by the Board.
• Handle complaints on behalf of the Board.
• Assist the Board with the organization and arrangement for condominium insurance, appraisals and reserve fund studies.

• Taxes and other direct costs of this nature

Our management fees are calculated on a fixed monthly fee, based on the size and character of the complex.
