Our Services
  • An in-person visit to the rental property by one of our Licensed Associates to assist in determining the rental value of the property and provide a market review.
  • Land title certificate pull (required by RECA).
  • Advertising the property on our company website, in our weekly Rocky Mountain Outlook newspaper ad and a post on our company Facebook page.
  • Assisting prospective applicants in the completion of a rental application, verifying all references, reviewing applicant's credit and showing the property to qualified applicants.
  • Preparing and entering into a lease with the Tenant, collecting a security deposit (equal to one month’s rent) and making arrangements for payment of rentvia convenient methods for the Tenant.
  • Coordinating and advising incoming and outgoing tenants of their responsibilities for utility accounts and cleaning requirements relative to the beginning or end of their tenancies.
  • Completing an accommodation inspection report on the property with the incoming and departing tenant as per the Residential Tenancies Act of Alberta.
  • Ensuring that the tenant is aware of all rules and regulations affecting the property, including condominium use and occupancy restrictions and advising both the owner and the tenant of the provisions   of the Residential Tenancies Act when and where necessary.
  • Periodic property inspections, including advising the owner of any maintenance needs or any major expenditures that may be required to meet legal and/or safety standards.
  • Maintenance coordination & oversight
  • Collection of rent each month and monthly payment of net rental income to the owner via trust cheque or direct deposit.
  • Pursuing delinquent rents promptly, arranging for restitution of NSF cheques, eviction of delinquent, or otherwise unacceptable tenants as permitted by law.
  • Issuance of monthly and annual income and expenditure statements, including paid invoices for any property related expenditure.
  • Immediate attention to emergencies and complaints, including twenty-four hour cell phone availability for emergencies, and convenient office hours for all other business.
