Job description - Licensed Residential Property Manager

Key responsibilities and accountabilities include, but are not limited to:

  • Communicate regularly with the owner and the tenants on issues affecting the property
  • Create and deliver various notices 
  • Show properties to prospective tenants
  • Negotiate, prepare and administer leases and other legal agreements
  • Coordinate with tenant and owner concerns such as parking, heating, maintenance, security, insurance, rent payments and the enforcement of rules, regulations and by-laws
  • Regularly inspect each property and ensure that properties are properly maintained and comply with codes and municipal bylaws
  • Propose and discuss possible preventative maintenance or improvements with property owners and tenants
  • Obtain multiple quotes or bids from various contractors for repairs, renovations or maintenance
  • Ensure that work has been satisfactorily completed and approve invoices
  • Review rents to ensure they are kept at market value and make appropriate recommendations to the owner
  • Sign up new owner clients
  • Emergency phone rotation

Qualifications:

  • Must have own vehicle and valid drivers license
  • Must have experience in Property Management. Must be licensed or available to be licensed by the Real Estate Council of Alberta (RECA).  
  • Graduation from a post-secondary program related to property management, real estate management, accounting or business administration is a definite asset.
